In 2017 we took our love of travel, creating memorable vacation experiences for our guests and launched The Guest Book Vacation Rentals!  By entrusting us with the management of your property, you can enjoy peace of mind knowing that your home is in good hands.

PROPERTY MANAGEMENT SERVICES
  • Property assessment and inspection to qualify your home for our rental program.

  • Property Listings on our website.

  • Additional listings on various 3rd party rental sites such as: VRBO, HomeAway, OwnerDirect, Canada Stays, Expedia, Trip Advisor and AirBnB to maximize exposure and bookings.

  • Prepare a Property Guest Book / Guide.

  • Strategic marketing and sales activities.

  • Setting rental rates (nightly, weekly, monthly) that are calibrated with the region's competitive marketplace.

  • Property maintenance and established relationships with professional trades people.

  • Standardized housekeeping services and semi-annual deep cleans.

  • Accounting services that include, but are not limited to, monthly and year end rental revenue statements.

  • Issue owner payments on a monthly basis paid 15 days after month end which is net rental income less expenses and management fees.

OWNER REQUIREMENTS

We understand the importance of selecting the right property manager to manage your home.  We feel the same way about selecting the rental properties that the Guest Book would like to represent, as we wish to maintain a certain standard of quality that we provide our guests.  To partner with the Guest Book Vacation Rentals, we require the following from our owners:

  • Well maintained property:  carpet, paint and furnishings must be kept in good condition

  • ​Quality furnishings and appliances

  • Utilities paid and operating; heat, cable and/or smart TV & internet

  • Satisfactory liability Insurance

  • Open communication with The Guest Book regarding owner bookings to avoid double bookings. 

  • Maintain inventory requirements such as dishes, cutlery, towels, etc.

FEES
  • Initial property assessment = 0$

  • Deep clean & Property Set Up = variable depending on the amount of work required to get property rental ready.  (On average approx. $300)

  • Photos session to capture your home’s best features = $0

  • Management fee is 30% of the rental booking.

  • Guest Cleaning Fees are billed directly to the guest and not included in the rental rate. 

  • Housekeeping fees for an Owner Stay is $40 per hour. Owners can opt to tidy their property and start laundry before leaving to save on housekeeping costs.  However, we still require housekeeping service to ensure standards of cleanliness

Income Potential​
  • Each property has unique characteristics, that impact your revenue earning potential.  For instance, how many bedrooms, bathrooms, amenities, quality of furnishings and much more.  

  • Thanks to tools in our rental management software, we use comparative market analysis to help us set your rental rate by stacking your property up to comparable properties in the same geographical area.  

  • Lastly, years of experience hosting guests, and knowledge of the area and local events help guide us in setting your rental rates seasonally through out the year as well as on daily, weekly and monthly basis to maximize revenues.  

  • We complete an initial property assessment, provide recommendations and provide estimates on income potential.
